Strategic advice in:
Facility Management & Smart Building
From complex challenge to a clear, executable plan.
I help organizations find direction in strategy, technology, and governance. Independent, pragmatic, and clear.

First clarity. Then choices. Then steps.
- Define what truly matters
- Put facts, scenarios and risks on the table
- Sharpen the choices
- Build a plan that is realistic and executable
- Support with the first steps in execution
My Approach
From vision → decision → plan → the first steps in execution.
What is the real issue? Which decisions need to be made?
Facts, scenarios, dependencies, and risks. No thick reports — only what is needed to make a choice.
Clear recommendations, priorities, and decision-making frameworks.
Action plan, roles, timeline and realistic next steps.
Selections, governance, structures, and guidance at the start of implementation.
Organisations work with me when…
- Decision-making stalls due to too many options and too little clarity.
- FM, IT and leadership are not aligned on accommodation, services or technology
- There is a need for structure and coherence in policies, processes or Smart Building initiatives that would otherwise drift into pilots, isolated initiatives or unclear business cases
- An independent perspective is needed to connect strategy, technology, and governance.

About Ruben van Dijk
I am a strategic advisor in Facility Management and Smart Buildings, with a focus on decision-making in complex environments.
With over twenty years of experience in FM and seven years in Smart Building, I help organisations set direction when ambitions, technology and organisational dynamics become intertwined.
I work on real estate and workplace projects, FM reorganisations and Smart Building solutions, from vision and governance to tendering and implementation. Always with a focus on coherence and feasibility.
I enjoy working with organisations that want clarity on where they stand, which choices truly matter and what makes sense as the next step.
My style is straightforward, direct and pragmatic.
I work independently and technology-neutral. No preferences, no commercial interests.
Questions I regularly get
No, I work completely independently and am technology-neutral. I do not sell software or sensors and have no commercial agreements with suppliers. My goal is to identify the solution that best fits your organisation, not what the market is trying to sell.
I guide the process up to and including the start of implementation. This means I support the strategy, the programme of requirements, supplier selection and the governance setup.
For the actual technical installation and configuration, I coordinate the selected specialists to ensure the outcome aligns with the intended objectives.
You receive clear scenarios, a concrete roadmap or a programme of requirements you can immediately work with. No theoretical documents, but practical tools for decision-making.
Not necessarily. Technology is a means, not a goal in itself.
We first look at your underlying question: do you want to reduce costs, measure occupancy or improve employee experience? If data and technology provide a logical solution, we use them. If not, we choose a different route.
Feel free to call or email, I am happy to help you further.

Do you have a question, or would you like to explore together where your organization stands and where you want to go?
